How Showing Hive works

For showing agents

  1. Apply: Share your license, brokerage, and coverage area. Takes about 3 minutes.
  2. Broker authorization: We email your managing broker — they click one link to approve. You can't be activated without this. It protects you, them, and the consumer.
  3. You're live: Once approved, we text you when a showing comes up within 2 hours of your primary market. Reply YES with the request ID to claim it.
  4. Show, report, get paid: Meet the buyer, walk the property, submit a short structured report (front photo, condition notes, buyer interest 1–5). You're paid per completed showing — weekly to your brokerage, or directly to you if your broker authorizes that.

For listing brokerages

You schedule a showing through your in-house agent the way you always have. We handle the logistics behind the scenes — finding a licensed agent in the area, confirming with you, and reporting back. You never need to know "Showing Hive" exists.

Dispatch logic

When a showing request comes in:

  1. We text every in-house agent within 2 hours of the property. First to accept wins.
  2. If no in-house agent accepts within 10 minutes, we text the closest broker-approved partner agents in our network, also within 2 hours.
  3. The accepting agent gets the address, lockbox code, and client contact. The client gets a confirmation text with the agent's name and ETA.

Why we built this

The race-to-claim model used by other showing services produces flaky dispatch, weak reporting, and a 27–30% platform take. We thought we could do better with stronger broker oversight, smarter dispatch, structured reports, and a flat 15% take. So here we are.
